Design Review Regulations
At its June 23, 2026 monthly meeting, the HOC Board of Directors approved the 6th Amended and Restated Design Review Rules and Regulations.
The updated regulations are the result of a comprehensive nine-month review process. Proposed revisions were reviewed and discussed by the Design Review Board during a series of noticed monthly meetings, followed by community distribution and feedback, and subsequently reviewed by the HOC Board during two noticed meetings before final adoption.
The revisions include a number of important updates to improve the Design Review process and increase administrative and operational efficiencies. These updates are intended to provide clearer guidance for property owners and applicants while continuing to protect the community's natural character and design standards.
These Design Regulations are adopted to:
- Further the design goals and philosophy for the Community set forth in the Governing Documents,
- Establish a process for preparing, submitting, and reviewing Applications for proposed Lot Improvements, and
- Ensure compliance with the Building Site Covenants, the Building Height Covenants, the Turn Out Lot requirements, the Border/Wildlife Lot requirements, Wetland Buffer Lot requirements, and other requirements of the Governing Documents relating to design and construction of Lot Improvements.
- Subject to the Governing Documents and applicable Colorado law, the Design Review Board (DRB) will monitor and ensure compliance with these Design Regulations and approvals granted by the DRB.
The DRB will from time-to-time will recommend to the Board Of Directors changes to these Design Regulations.
6th Amended & Restated Design Review Rules & Regulations 6-23-26Owners are also reminded that DRB review and approval is required before beginning exterior projects or modifications to a property. This includes, but is not limited to, landscaping changes, tree removal or planting, roofing, siding or other exterior material changes, exterior remodeling or additions, hardscape improvements, solar installations, etc. Owners are encouraged to contact the HOC office before beginning a project if there is any question about whether a DRB application or approval is required. This helps ensure projects comply with the Design Regulations and avoids potential delays or corrective work after a project has begun.
